Ontario land transfer tax rates

Ontario charges land transfer tax in bands, so each rate only applies to the part of the price within that band. These rates apply to homes with one or two single-family residences.

Up to $55,0000.5%
$55,000 to $250,0001.0%
$250,000 to $400,0001.5%
$400,000 to $2,000,0002.0%
Over $2,000,0002.5%

On an $800,000 home, Ontario land transfer tax is $12,475. First-time buyers can get a refund of up to $4,000, which removes the tax completely on homes up to $368,333.

Toronto municipal land transfer tax

If you buy in the City of Toronto, you also pay the municipal land transfer tax (MLTT). It uses the same rates as Ontario up to $3 million, then higher rates for transfers that close on or after April 1, 2026: 4.40% from $3 million to $4 million, 5.45% to $5 million, 6.50% to $10 million, 7.55% to $20 million and 8.60% above $20 million.

An $800,000 home in Toronto costs $24,950 in total land transfer tax. A first-time buyer gets up to $4,000 back from Ontario and up to $4,475 from Toronto, bringing it down to $16,475.

BC property transfer tax

British Columbia charges 1% on the first $200,000, 2% from $200,000 to $2 million, 3% above $2 million, and a further 2% on residential property above $3 million. An $800,000 home costs $14,000.

First-time buyers pay no tax on the first $500,000 of homes worth up to $835,000, a saving of up to $8,000. The exemption shrinks between $835,000 and $860,000 and stops at $860,000.

Other provinces

Manitoba charges up to 2% in bands (a $400,000 home costs $5,650), and New Brunswick charges 1% of the greater of the price or the assessed value. Alberta and Saskatchewan have no land transfer tax, only land titles registration fees. Quebec, Nova Scotia and some others charge municipal transfer taxes that this calculator does not cover yet.

Frequently asked questions

Who counts as a first-time buyer in Ontario?

You must be at least 18, a Canadian citizen or permanent resident, live in the home within nine months of buying it, and never have owned a home or an interest in a home anywhere in the world. If your spouse owned a home while you were together, you do not qualify.

When is land transfer tax paid?

It is due on the closing date, usually paid by your lawyer or notary when the transfer is registered. It cannot be added to your mortgage, so budget for it with your down payment.

Is land transfer tax charged on a new build?

Yes. In Ontario it is charged on the full price, including HST. In BC, newly built homes can qualify for a separate newly built home exemption.
